What to check

  • The handover payment is one large sum — decide how you will fund it, mortgage or cash, before you book.
  • A construction delay moves the handover date, not your instalment dates during construction.
  • Booking amounts, instalment dates and late-payment terms differ per project — read the sales agreement.

At handover the remaining balance is due before keys and title transfer. A mortgage on an off-plan unit is normally arranged in the final months before completion, and UAE banks generally finance up to 50% of the price for expatriate buyers.

Is the payment plan the same for every unit in a project?
Usually, but developers can vary booking amounts and instalment dates by launch phase or unit type. The project page shows the plan we hold; confirm the schedule in the sales and purchase agreement.
Can I get a mortgage on an off-plan payment plan?
Yes — typically for the handover payment. UAE banks generally finance up to 50% of an off-plan purchase price for expatriates, with the construction-stage instalments paid from your own funds.
What happens if I miss an instalment?
The sales agreement sets the grace period and any penalty, and Dubai Land Department rules allow a developer to terminate after prolonged default. Read the agreement and keep a buffer ahead of each date.
Does the plan include DLD fees and service charges?
No. The 4% DLD registration fee, Oqood registration, agency fees and annual service charges are separate unless the developer's promotion says otherwise.
