Common questions

How much deposit do I need to buy in the UAE?

A UAE resident needs at least 20% of the purchase price, a UAE national 15%, and a non-resident 40%. Above AED 5 million the resident and national minimums step up to 30% and 25%. The calculator applies whichever residency you select and will not let the deposit fall below it.

What are the upfront costs on top of the deposit?

Six charges: the land department transfer fee (4% of the price plus a title deed fee), the registration trustee fee, mortgage registration at 0.25% of the loan, the agency fee at 2% plus VAT, the bank arrangement fee of up to 1% of the loan plus VAT, and the bank valuation. Together they come to roughly 7–8% of the purchase price.
